you should start a tv show andy
Selling houses. A fly on a bowed wall series???

When we 'eventually' sold our house it was the best thing EVER to happen so hang in there.
It had been on the market for 18 months before we even had any interest.
The day before we were due to exchange contacts with our original buyer (bearing in mind it had taken over 6 months for the guy to have all the searches completed etc) he dropped out due to 'personal reasons' Ahem???
2 hours later we had an offer from a property developer which was 10k less than we had originally accepted

Fortunately the seller of the house we were buying agreed to lower his price to help compensate

So we got the house we wanted, for less than what we offered and supposedley quite a bit less than the market value (but I still beg to differ).
We moved in and found *BLEEP* loads wrong with the bloody thing

However...5 months of living there and constant DIY/Faffing around the house has brought it to what we wanted for not as much expence

All we have left to do now is the expensive stuff

So the moral of the story is...you'll get there eventually and it will ALL be worth the wait
